14/04/2016,拿了钥匙马上找了三个builder过来估价。意外的发现报价都差不多,最便宜和最贵的相差不到£3k,最后选了一个爱尔兰的local builder。报价£40k, 包括
Quote for Existing House

  1. Taking down old doors and put new doors in, 1 front bedroom door frame need changing.

  2. Remove Internal wall including chimney in between kitchen and original lounge to create open plan kitchen diner. Put steel in where necessary according to structural engineer’s calculations. Skim and make good.

  3. Close opening in between kitchen and original dining room and put door in.

  4. Create opening between hallway and existing lounge.

  5. Remove door in between upstairs landing and shower room and block opening. Remove shower crucible and internal wall to create bigger bedroom. Taking existing door out from bathroom and make bigger bathroom, put shower enclosure in.

  6. Strip all wallpaper and picture rails, old skirting boards removed and put new in.

  7. Repointing where necessary.

  8. Remove floor tiles from existing kitchen and laminate flooring from existing lounge.

  9. Take down wall in the closet where original boiler is, removed and reposition new boiler into utility room in the new extensions.

  10. Close opening of staircase

  11. Remove existing kitchen worktop and put new worktop in. (worktop will be supplied)

  12. Rewiring - spotlights, new sockets and switches

  13. Replumbing - remove old boiler and radiators and put new boiler and radiators in.

Quote For New Extensions: 4.8m x 6.8m

  1. Building regs plan, inspections & certificate (这个不在报价里,Building Control = £300, Architect fees = £300)
  2. Groundwork & footings up to Damp
  3. Bricking
  4. Roof timber & fascias
  5. Roof to be tiled & insulation to interior ceiling’s, walls and flooring
  6. Facia, soffit and all rainwater goods.
  7. Plaster finish ready for decoration.
  8. Putting Steel beams where necessary according to structural engineer’s calculations.
  9. Take window down from existing kitchen, brick up to put door into the new utility. Move existing kitchen sink unit and put new sink in. (sink will be supplied)
  10. Remove existing external upvc door and remove part of wall to create opening into the new extension, put sliding door in (door provided), put steel in where necessary.
  11. Put double windows and bi-fold door.(Bi-fold door will be supplied size 3m x 2.1m
  12. Electric, plumbing and heating

Builder 28/04开工,从早上8点开始,5.30收工,一周六天,到今天为止旧房的布线,拆墙,一楼的plaster都弄好了。今天开始搞扩建的部分,有时间的话我会过去照几张相发上来。

好大的extension,非常好的价钱,是在北爱吗?

不是,在sheffield附近的小镇

楼主加油, quote很不错啊。我的只包括扩建, 其他地方另算, 还比你的贵不少。但是我找的三个builder, 价格差别也只有4k (其实只差了一点VAT), 莫非sheffield比我们这里便宜很多?

其实选的这个builder是以前帮我的电工的生意合伙人,感觉挺可靠,也看过他一些工程,做事说话很爽快,可是一天没完工,我也不好太早下定论。


今早过去照的,builder回去爱尔兰赛狗,留了一个bricklayer在默默耕耘

你这个阶段应该让building control来看看再进行下一步。

谢谢大哥提醒,因为builder说他已经跟building control的人打了招呼,我星期一再问问什么时候inspector会过来。我也觉得他安排事情有点急,希望不要出什么差错

地基挖好就应该过来看过了才对。building control OK了才能浇水泥, 地基浇好了再过来, brick up到DPC再过来看。。。
我那个周围一圈挖得一塌糊涂的, 你这个怎么那么干净利落。

正常程序是这样没错,我用的architect之前在council里面上班的,也是这样说的,可是builder打包票说bc inspection肯定没问题的,他有办法应付inspector,现阶段唯有相信他,等星期一再跟他聊聊

今早和builder沟通了下,最主要是担心building inspection那里这么搞。他说会约inspector 这周过来看,会在边上挖个洞让他看看地基。我问他说那inspector说不行怎么办,他笑笑说做了几十年倒没遇过,要真遇到就把墙推倒,重新开始。晕~

好的英国builder干活工地都比较neat,中国builder和印度builder就算活干的非常好但大部分工地非常messing。 {:5_142:}

大哥说的深有同感,之前找过中国builder装修,速度一流,一定不会拖工,只是质量和卫生方面有待加强,专业方面明显不足。整体方面我还是满意的,因为一分钱一分货。

这么大扩建放到伦敦来得多少钱?
