Survey报告下来了，列了很多urgent repair的点,麻烦大家能帮忙看一下嘛？先谢谢了！

刚刚收到survey报告，麻烦大家能帮忙看一下嘛？如果真的需要修理的大概要花多少？在网上搜了下报价，上下浮动的差距太大了
我觉得问题没那么大，但我老公却觉得很严重 毕竟做damp proofing course确实不便宜，如果整个屋顶都要修，也是大工程
现在想看看大概的费用，然后跟房东谈谈还能不能再降价，谢谢大家了

1. Dampness, rot & infestation: 房子看不出有做过damp proofing course，因为是1910年左右的房子，当时还没有相关dpc 目前也看不到任何woodworm，但老房子经常有这类问题，所以建议找专业的contractor再做检测
2. Roof including roof space: there are cracked, slipped and missing slates with deterioration noted to pointing, to ridge and the cement upstands and the roofs should be overhauled and repaired. 主要是一层extension（一个小厕所）的屋顶必须马上要修理，房子的整体roof也需要休，还有好多青苔，但没那么紧迫。。。
3. the external joinery should be overhauled and repaired.
4. The chimney breast in the kitchen has been removed. The sealed flues should be ventilated to avoid a build up of condensation

上些屋顶木方的照片看看，没照片看不出来有多严重，要不要换。如果屋顶结构木方不用换的话，换些瓦片不贵的。还要潮的地方发些照片上来看看，有多严重，就一个区域呢，全房都朝呢？
