在英国买房的童鞋们,有用tracker做mortgage product的吗?更新:拿下offer了!

我们就回国3周,他给我们寄过去,估计我们都回来了……还要去泰国一周

用Fedex,来回也就7,8天。。。要不回来再签。

一开始我俩的目标就是买市中心的flat,2bedroom的,但是那个价钱都可以在好区买个3室的house了,又是leasehold,慢慢的觉得有点不值。我爸又一个劲的说要3室的好,所以就改目标了。

恩呢,回头和律师谈谈,怎么解决这个问题。现在开始找律师了,想找当地的,办起事来比较方便,还能面谈。一查一个好长的list……怎么选好哦

律师赵当地的好。问问朋友哪家比较负责,效率高。。或者让卖房中介推荐。。。

市中心的flat只是好租,不一定好转手卖,因为是leasehold,要考虑这一点。我们看的flat都在130K左右,空间比较好的。也看过ropewalk的房子,100K,但是房间小的可怜,我们都不喜欢。

well, the housing market is not very active at the moment, so its quite unlikely that they will change their mind and pull out, because once they pull out, it will take them longer than 3 weeks to sell the house again.
Try and find out whether they are in a chain.
You are at the end of the chain - first time buyer, with no house to sell, so its ready for completion anytime. therefore it makes you very desirable.
If the 卖家 are living in the house you are going to buy now, they need to find somewhere to live first, usually in this case, the process will take longer too, since they will need to find a house, wait for the family in the house they want to find a place and move out… can you see my point? the chain can goes on for a while.

我们看中的房子是no chain的,里面现在刚被卖家装修完,新厨房新厕所,新地毯,除了一楼地板我们不喜欢,要自己换一下,剩下都没什么大问题,里面也没人住,是现房。所以……比较担心咯

mm是买了第二套房吗?英国这里买两套房之后卖的时候好像要交挺高的Tax,请问你们有考虑这个问题吗?不然我们也考虑再买一套投资。

区属于不好不坏的,治安ok,但是家庭收入偏低的那种区,问了很多朋友,和当地的老人,都说是ok的区。我lg说我们也属于低收入家庭,没必要非要和有钱人住一起去……不过我们这里最好的区3室的house也过不去200K的。

    and because your deposit is quite big, you will be ask to provide prove to prove where your money come from
    if they are from your parents, you need to show bank statment and their salary slips etc
    you can start preparing those since this can take up quite a lot of time

恩,出租。。因为离学校就5分钟走路,很好租。我觉得给中介打理比较好,省的麻烦。。。

Well, when you sell the house or anything, you are paying 18% Captain Gain Tax anyway. So, it doesn’t matter whether it is second house or first house.
