伦敦房价下跌

London house prices are falling at the fastest pace since the depths of the recession almost a decade ago, with the capital’s most expensive areas seeing the biggest declines.

Average prices fell to 593,396 pounds ($820,000) in January, an annual decline of 2.6 percent, according to a report published by Acadata on Monday. That’s the most since August 2009.

The city will be the weakest performing market in the country over the next five years, said Lucian Cook, head of residential research at broker Savills Plc, as a decade of soaring prices means London’s more exposed to political and economic uncertainty, the prospect of interest rate increases and mortgage loan limits.

Weakness in prime property in the U.K. capital in recent years – partly due to tax changes – is rippling out to other locations in the city and around the Southeast. London prices fell 0.8 percent in January alone, according to Acadata, which publishes detailed regional data with a one-month lag. That shows the weakness that was present for much of last year continued into 2018.

Business has been slow in “a lot” of offices since the start of the year, though there are more deals being done in some central outlets, Simon Aldous, a director at Savills, said in a survey published last week by the Royal Institution of Chartered Surveyors. Offers for homes are often more than 10 percent below asking prices, James Gubbins, a partner at Dauntons in Pimlico, said in the poll.

“Uncertainty over Brexit is the issue,” Gubbins said.

我感觉确实卖的慢了,所以可以砍价了。也就是变相下跌了。我住London bridge附近,已经算挺市中心了,可是经常挂好几个月那些房子还在呢。

说的挺属实的,下个五年都不会好转。

不是外媒说伦敦房价下降了,而是房屋交易的数据显示伦敦房价下降了,下降的主要是高端房子,尤其2个m以上的房子下降幅度最大,很多新开发的公寓空着卖不出去。

halifax的数据也说下降了。还算合理吧,英国本地人太穷,又欢迎移民没有那么多海外投资人。丈母娘们也不给力要求太低。

应该是国内钱不让出来跟brexit的共同效果。杠杠的。

如果能跌个五年就好了。我等五年后再进入市场抄底。

刚用RIGHTMOVE比较了一下伦敦西北某地的房子,三房的半独立式,亲戚去年5月左右买的40多万,买后重新装修才能入住,现在房子周围200到300米范围内,有3套3房,两套都是半独立式带装修的,一套是连体式带装修的,价格少了4到5万,这三套有2套是2月入市,一套是3月入市的。

最近看房子中介都说可以offer得低一点==

等5年抄底。。。人生能有几个5年?

如果经济周期是十年一轮的话,那么人平均一生有两次比较好的抄底机会,30多岁和40多岁各一次。

确实感觉到有些下跌,尤其是800K以上感觉非常明显

请问大家买房子会和zoopla上的估价做对比么?虽然知道网上的估价很粗略, 但发现大部分房子的售价比估价都高。另外请教 peckham, white city,east acton和willesden junction的房子,目前还是以自住上班和出租考虑。Canada water感觉要严重饱和了

主要是钱的问题
