请问买老房子,home buyer report提到的房顶和墙地湿问题严重不,修起来大概多少钱

在买一个十几万的投资房,mid terrace的一小套。是1920年左右建的。

home buyer report提出了这些urgent等级(就是等级3)的问题:

Roof Coverings - defective/leaking flat roof

Walls & Partitions - damp present

Floors - damp/springing present

具体来说,似乎又没那么夸张。roof是这样说:

The main roof covering appears in acceptable condition but the coverings are weathered and a little uneven in places. The bedding mortar under the verge has cracked and is missing in places.

The extension flat roof covering is generally in satisfactory condition but a patch repair has been made in the front right hand corner. This appears to have been the location of a flue or vent pipe which has now been removed. Minor dampness is evident in the wall above the kitchen/rear lobby doorway which is likely to be a result of this patch repair.

墙是这样说的:High damp meter readings were recorded throughout the ground floor.

地是这样说的:Where there is damp in the main walls, any timber in contact with the damp walls may be subject to rot. The floor in the lounge adjacent to the main entrance door is springing excessively.

还有一些等级为3的问题,像是:
F9: Other - missing carbon monoxide alarms
G1: Electricity - confirm recent test certificate
G2: Gas - confirm recent test certificate
G4: Heating - no current test certificate - boiler
G5: Water Heating - no recent record of a service - boiler
这剩下的问题个人觉得还好?

总之,我想问问大概修起来要花多少钱,或者我应该立即采取什么措施?或者说我大概应该讲价多少吗?谢谢大家啦。

换一个月租£2000好地段的,和月租£450穷乡僻壤的屋子暖气。甚至屋顶架起scaffolding 从做施工价格差不了多远。收回成本就差很远了。十几万的屋子事情这么多,楼主问题比事情还多。看起来这套房不合适。
1920年的老房子我买过,electric certificate 有时候必须re-wire 整个单位电工收£2000~£4000看插座与面积。地上得湿气基本上木方都换了还重新做了地板。楼主要是动手能力不强,每样东西找tradesman 来做施工费目测好几万。尤其是屋顶瓦片,如果四十年内不曾更换roof felt 和batten屋瓦下的防水布基本已经霉了

如果楼下全部damp。10K起步

但是卖家基本不会在这上面让价。所以你可以放弃了

回复大家一下,这房子很小的,大概一层三十多平米。问了一下,一层做防潮大概一千多,再铺地板(本来我也留了budget要换地板)。房顶是一小块有问题,据说修一下500左右,只是不一定好找人做这么小的活儿。总之问题看着多,好像修起来还好,两三千。我打算讲点儿价钱试试。

已经给过offer 了讲价很难了吧,我也是你这样的状况,不过没有3级那么严重,都是些2级问题,也意味着将来有修换的需要,尝试讲价,卖家没同意,不过愿意给我换破损的瓦片。。。。哎。。也就只能这样了

这房子麻烦太多,潮湿问题很难解决。
