知道女生这边人气旺,想问一下有没有jms是用现金一次性付款买房的?

有人在曼城或者伯明翰买过市中心的公寓吗? 有一些具体问题想请教,谢谢大家!

当然通过中介,这样保险吧。

具体流程就是正常买房子的流程:看房子,给Offer,如果卖方同意就找律师(通常中介推荐),然后就签合同。

现金和贷款比有一定优势,砍价幅度取决于你要买的房子的竞争力,要是没人跟你争还好,你可以试中介的口气,如果你给的低直接被拒,你就出高一点儿。

房子都有个市价,在跌市也有跌市的价格。你多看几处,心中有数。

the new department 1 bed room appro 25k-40k in zone 2-3 i guess,it depends area . anyway u can do it as investment e.g lentingt for students or etc.



for old flat/house , u need pay up to 4k to the solicity, depends the house how big is . from my previous experience tried paid least just to have transferring the deed pool is most important 4 me and some authritrised research , rest research done myself and cut unnecessary jobs too ,many years ago only 1k paid to convincing solicitor i remember, anyway for the investment for the moment.

前几天还去看过楼盘,现在1个bedroom的基本都要8万以上呀~,不过还是建议楼主mm再等等~房价确实还在跌,嘻嘻,如果看到好楼盘顺便pm我呀,咱们一块交流信息~

我就是想买新的apartment,伦敦的太贵买不起 :cn11: 刚刚去看了barrat homes的一个楼盘,1bed的起价82k,2bed起价128k,cash purchase有5%的off(不知道还能不能再杀价?)然后停车位是15000一个,但是如果买两套的话就送一个停车位for free,我是想买一个自己住,另外一个租出去,这样既能省房租又能收点租金,希望只要卖出去的时候不亏就行了 :cn09:

我知道还会跌,但是只要跌的不是很厉害就行了,现在不买还是一样要付房租不是吗? 我看的也是1bed8万以上,2bed的12万8起,过几天多看几个,你如果看到合适的也pm我一下啊,呵呵 :cn08:

我老公说一次付清,交税的地方还是什么地方会查钱的来源。 不过现在买房都可以还价,如果卖家想出手的话,你就多还点。 不过市中心的FLAT听说都是有价无市 :cn10:

国内汇过来的时候当时银行就扣下来了,要国内提供来源,提供后就好了啊,难道买房的时候还要再提供一次吗? :cn01:

只要是国内正常汇过来的就没问题了。你的账单上会显示汇款人的姓名,所以尽量叫父母和亲戚汇,这样好解释,就说是家里给钱买的。要是自己带着现金来到银行存就会有点麻烦,银行要查来源,耽误的久一点。



单纯的现金买房对卖家来说没有什么区别,因为贷款的也是银行一笔付给卖家。但是在closing date上可以有点优势,杀价的时候说一个月内交换合同之类的,因为贷款要3个月才能最后卖出,所以卖家会喜欢现金的,因为交易很快。



律师上网搜一下就行,solicitor都会给你报价,比较一下就知道了。税的方面律师代收,每个律师都一样,他们要什么给什么就是了。
