第一次做房东,出租房客选择

第一次做房东,给中介full management,放出去两个星期,有几个offer申请,但貌似都不是很理想,请各位给个意见吧!是继续等理想的租户还是这四个里挑一个呢。请问懂的大神,这一步做了credit check没有?还是我接受其中一个之后再做信用调查的?tenant check 和credit check是一回事吗?

Offer 1:

Couple with 2 children
Offered asking price of £750
Looking for 12 month tenancy with the prospect of long term
No smokers, 1 x small Jack Russell beagle cross dog aged 7 years
Both in employment
Meet affordability of the property
Have declared bad credit history due to the past and possible CCJS
Looking to move in end of November
Happy with the condition of the property

Offer 2:

Lady with her daughter
Offered asking price of £750
Looking for 12 month tenancy with the prospect of long term
Can move in 20th November this is a set date
No pets no smokers
She has two jobs and meets affordability of the property
Have declared bad credit history due to the past and possible CCJS
Would like to decorate the property in neutral colours , remove the wall paper replaster and paint and also install new blinds (at her own expense)
She has a guarantor if needed

Offer 3:

Lady with 3 children aged 3, 11 and 13 years old
Offered asking price of £750
No pets no smokers
Wanting 6 month tenancy to begin with then potentially longer
In part time employment and receives tax credits
Is short on affordability for the property however has a guarantor in place
Happy with the condition of the property

Offer 4:

Lady with 3 children
Offered asking price of £750
No pets no smokers
Wanting 12 month tenancy
Currently unemployed and is carer for a family member
Receives housing benefits which are currently paid directly to the landlord
Has declared bad credit and a CCJ
Happy with the condition of the property

不是有ccj就是工资太低啊,这个太闹心了,要不载等等?
我房客也是个带三个孩子的单亲母亲,看着很不靠谱的样子,不过没有ccj,信用记录挺好。目前住了大半年还没什么麻烦。

结论,你这中介不靠谱,介绍得都是什么人哪,建议换中介

应该是楼主买的出租房的户型和地理位置和价格吸引这样的家庭,应该是三室两厅,两室两厅house至少了。professional couple 不需要住这么大的房子。
楼主从中选一个吧,空一周200就没了。

带三个孩子的单亲妈妈应该没什么时间出去工作了吧?靠吃福利交房租吗?

应该本地人多

不管他们有多少钱,你要考虑的关键问题是他们愿意交给你多少钱。

bad credit就是说有欠帐不还钱的记录,你能肯定他们不会欠你钱不还吗?

大哥,担保人作用大吗?

信用好的担保人有用,如果房客欠你钱,你可以打官司找房客和担保人要,法院判决他们赔你钱,如果他们30天不赔你,法院判决会进入信用记录,这个要影响信用6年,信用好的人不会希望这种事情发生,已经有bad credit的人估计无所谓。

其实很简单high return总是会伴随high risk,买个房市boring的地方risk也会低。

我姑且你说的就是容易不容易找到优质的房客,还有空档期短的房子吧?

你先问你自己,你买btl的目的是什么? 你懂和喜欢diy吗?你喜欢什么房客群体?你心中的回报率是多少?你的底线是什么?等等问题。

没有perfect的投资,只有合适你自己要求的投资。
