急问：请教买房子请律师的问题。。。万分感谢！！！

打算找中介介绍的myhomemove.com的律师，就是Premier Property Lawyers Ltd，不知道有人用过他们没有，服务怎么样？

他们在leicster，买房子在coventry，不同城市，好像记得有人说过不要找不同城市的，不过我们这边好像没有比较专业的，不知道这个会影响办理的速度么？

这个价钱好像贵了点，税后1200磅（leasehold的），看之前有人说过大概就是800磅的，不过不知道这个800磅是不是都包括local and other searches, land registry fee…? 我这个1200磅是律师费用660+vat, 然后其他的费用local and other searches, land registry fee 等等+vat 大概550.

pre-contract Searches （Local and other searches）这一项260磅，律师说我是cash buyer可以不用做，不知道这个需不需要做呢？我买的和现在住的都是同一个flat的。

还有啊，有姐妹说感觉Lawyers Ltd不专业，最好找solicitors，我不太懂这个的，不知道有什么区别么？本来都打算找这家了，但是挺那个mm说了有点不敢找了。
而且听了一个姐妹的建议我去law society查了，他们没有注册在内。。。。

有哪个姐妹比较懂得麻烦指点一下把，好着急，万分感谢！！！

NO matter you are cash buyer or not, you should do the local and other search, i am cash buyer too. plus i have never heard any solicitor recommend not to do this.

solicitor price in London range from 600-800+vat , 1200 is far too much for you.

最好找 solictor，这种lawyer ltd名字就有些dodgy…
另外银行在放贷的时候也会要求律师行的资质的，不是阿猫阿狗就行的。这点你和银行也要确认

不好意思，没看到是cashbuyer，不过我伦敦的朋友也来伯明翰找律师，和当不当地没啥大关系，你只要转钱就好了，其他的找天签个字而已

ps最好找房子附近的律师比较了解那个城市的land registry等部门

华人中介？是不是正规的律师可以去law society查的，你去office看看规模就大概心理有数啦

总之一定要找正规的solicitor，当地的yell上面搜一下有很多，然后就是货比三家后选一家{:5_136:}
