Extension:

Prepare site to build the extension and remove all rubbish.

Excavate foundation approx 60 cm deep to be checked by the building inspector. (If soil condition is poor, or services such as gas, electric, drains, tree roots are found to run an extended distance within the foundations, that may cause to redesign with the local authorities or utility companies. This will be an extra cost ). Optional: to excavate foundation to allow 2 storey extension that will be £2000.00 extra.

Excavate trenches underground drainage, install gullies as required, tested and inspected by the building inspector.

Build external brickwork up to damproof course height (with engineering brick) and examination and approval by the building inspector. The rest of the brickwork will use brick that will be closest match to existing bricks. Internal wall will use either thermalite blocks or concrete blocks.

Insulation to the cavity wall, floor and ceiling of the extension.

Supply and install lintels, window and french doors to the extension.

Lean-to roof structure using timber approved by the building inspector. Roof tiles is concrete modern tiles.

Supply and fit white upvc fascia boards, gutterings to match existing.

Supply and fit 3 roof lights to the extension.

The floor finish of the extension, will be either laminate flooring or carpets. Approx 18 square meter. Price allowance for carpets and laminate flooring or tiles is £12.00 per square meters.

- Make a partition room for a toilet in ground floor, supply and fit toilet, extractor fan, door, handle/locks
Kitchen
- Supply and fit new kitchen to the extension, includes 5 burner hob, single oven and 90 cm extractor fan, wall cabinets, base cabinets, sink, tap, plumbing and electrics.
Plumbing

Supply and install “A” rated condensing combi-boiler by gas safe engineer, supply and fit new radiators with TRV valves to each room. Remove gas fire place in lounge and remove gas pipe/lead pipe.

Remove existing wires, sockets, switches, pendants lights, consumer unit.
