想问问大家关于伦敦自住房和buy-to-let房子的Capital Gain Tax的问题

目前楼主和老公在准备伦敦买房的事情,关于两件事想问问大家有没有经验:

  1. 如果我们买房的时候还不是伦敦居民(we are overseas buyers), 买房作为我们去伦敦生活的main home,之后我们就搬去伦敦了,拿TIER 2,所以以后卖房的时候我们是london residents , 我们能够享受本地人豁免自住房资产增值税(Capital gain tax)吗?

伦敦每个家庭若有若干套房,能申请两套房子作为main home,以便以后卖的时候豁免税费吗?

2.作为buy-to-let的房子,我记得在转卖的时候,首个11K是豁免资产增值税的。如果在当初买的时候写夫妻名字,是split the ownership (比如40%,60%),那卖的时候可以夫妻分别享受11K,总共22 K的免税额吗?

因为是新来的,银子有限,给大家只能聊表心意了。谢谢大家了!

1。可以享受main home。

一个人只能一个main home,2nd home不享受cgt exemption。税佬可没有那么骗。

2.。你说的每年10900的cgt tax free alowance,每个人都可以享受。

而11k的tax free allowance 是按人头按每年计的?意思是如果夫妻共同拥有一个投资房,今年卖可以有22K的免税,第二年额度又可以用于别的地方 ?

如果夫妻两人“legally” separated,那每个人自己的自住房都可以是自己的自住房。

cgt的理解正确。每年的cgt free allowance不用就作废了。

那那种没结婚的partner住在一起,能各有一套main home吗?

住在那个房子那个房子就是main home,估计没有人会去查他们是不是住一起吧。

. Private Residence Relief
You don’t pay Capital Gains Tax when you sell (or ‘dispose of’) your home if all of the following apply:

you have one home and you’ve lived in it as your main home for all the time you’ve owned it
you haven’t let part of it out - this doesn’t include having a single lodger
you haven’t used part of it for business only
the grounds, including all buildings, are less than 5,000 square metres (just over an acre) in total
you didn’t buy it just to make a gain
You don’t need to do anything. You’ll automatically get a tax relief called Private Residence Relief.

If you don’t meet all these criteria you may have to pay some Capital Gains Tax.

Married couples and civil partners can only count one property as their main home at any one time.
