【求助】买flat遇到Section 20 work细节无法确定的问题

楼主在伦敦东边看上了一个2室的小flat,已经开始了purchase。但是solicitor调查之后,发现这个房子有plan的Section 20 work,可是具体细节,物业公司说还需要专家调查,现在确定不了work的大小,更确定不了潜在的cost。双方的solicitor问了好几次,我也自己打电话过去问了,基本就是这么个状况,没有任何具体数字,甚至连这个work啥时候开始结束,都没有确定。我能得到的全部描述就是以下这段。
“internal redecoration are due. The building cladding is being investigated and tested as surveyors appointed believe that the insulation used may be a type that now been taken out of testing for review for fire safety. Works may be required to address this issue”
请教大家有没有遇到过类似的经历,不知道这种情况有多大的坑。现在我是想找卖家砍个价都不知道该说多少。。

另外,由于卖家比较急着出手,所以offer说可以在购房款中留出20k的retention,到时候cost出来了,一人一半,律师来distribute。因为我是mortgage买房,律师说这种retention的情况要告知银行放贷方。不知道大家觉得这个solution靠不靠谱。感谢大家。

此外,每次问物业具体啥时候开工,就会说 “unknown as of yet. nothing expected imminently”。。。唉

买flat都有这个问题啊。 你想买就答应,不想买就pull out啊。你卖家很不错了!

公寓时间一长这种事情避免不了,好处是至少费用是均摊的。就算是house你也需要掏钱维护

这个cladding的材料如果是和Grenfell Tower一样的话,这个房子基本就是一钱不值,所以这个问题是需要搞清楚才行。

多谢回复,现在的问题不是说我不能接受有coming work,问题是太多细节不能确定啊。如果我接受了retention的solution,假如5年之后这个work还没有彻底完成,那我卖房也会很麻烦啊。不仅先要分配现有retention的钱,还要向潜在买家提出类似的offer,这岂不比chain还麻烦。。

哇,多谢成龙大哥,请问为什么说会一钱不值呢?之前贷款的时候银行也做了evaluation,说是估值合理。
那如果我solicitor把现在的情况发给银行,我是不是应该请银行再来鉴定一下这个公寓的价值呢?谢谢

大不了你出租呗。 flat出租性价比很高的,租的速度也快。
你还是想那么多,就买house。
