最近租房…已经交了意向金…reference 也过了…结果中介发来邮件说正式签合同前还需要看到买的home insurance 这个我也就忍了…中介说需要看到insurance policy里面显示出cover 到房东的fixtures and fittings。。。我在想这个不是应该房东自己买保险吗? 通常tenant insurance 不是只 cover 租客的东西吗?求解!!

Please refer to your terms and conditions and also your initial email from my colleague Kris Murrells stating we require tenants insurance. Unfortunately there is no movement on this. Your deposit is to cover any damage at the end of your tenancy, whereas you insurance will be used throughout your tenancy if needed.

Landlords are only legally responsible for insuring the building. Should your application be successful the landlord concerned will be granting the tenancy on the basis that you have adequate insurance in place to cover accidental damage to the landlord’s fixtures, fittings and white goods.
Regardless of which insurer you decide to use Beresfords will require a copy of your insurers’ confirmation of cover prior to completion.

“We require you to have insurance cover in place in respect of accidental damage to the Landlord’s fixtures and fittings. This is so that in the event of an accident in the property, e.g. you spill anything on the carpet or break any fittings of significant value (sinks, baths etc), then your insurance pays for the items to be replaced instead of you having to cover the cost. Most tenants normally build this into their contents insurance, so if you have a current provider then please contact them to ensure this is included in your policy. If you do not have an existing policy FCC Paragon will offer the correct form of policy but there are other insurance companies that can also provide this sort of policy.”
