Let to Buy 和 Buy to Let 的区别

最近broker给了个贷款illustration,上网去那个lender看,有两种贷款,一种buy to let, 另一种let to buy. 我们的是后面这个,然后rate3.5…
网上自己查的buy to let rate都在3一下,不知道btl和ltb到底啥区别?

google了一下, 有一段这样说

不懂,看你copy的这段话没有毛线关系,只说buy to let 可以贷更高的款,首付可以很少,甚至不要首付,

看看这段“A deposit maybe required for the new mortgage however this maybe released from the existing property by remortgaging to a Buy to Let or a secured loan.”

感觉就是这公司发明一个名词来吸引人,因为实质还是把现有房子改成buy to let的mortgage租出去,自己另外再去借residential mortgage买自住房子。

贷款就分了两种

natwest还有RBS对不到两年的新房只给ltv65%,所以不得不考虑broker推荐的,两年下来这个rate比natwest这些高了快2k

75%的利率比65%的利率高,一点都不奇怪。

唉, 我家自住首付20%以上利率都要3%呢

不好意思又表达错了
都是75%的情况 两个相差了2k
但是房子因素利率好的那个75%现在拿不到,只能退而求不太好的这个75%
只是好奇为啥let to buy 利率就会高呢

我们现在自住的首付25%以上,也是2.9几
自住的利率貌似差得都会有点多,影响因素多了

如果不是5年fix的话,这个有点高啦。

这个let to buy是很standard的一种方式,原理就是自己的residential涨价了,然后换成buy to let 去release equity买下一个residential. 就是自己换了一个房子,但是以前的房子变成btl.当然各种的valuations, rental yield,income 要达到标准。

成龙大哥是不是在银行做过,知识架构很全啊。佩服!

不好意思没有copy全,现在补全了。是说ltb的优点,比btl能多贷钱。我的理解。。
