看的1 bed flat 目前offer 已经接受,走手续中,有几个地方不太有底,有些点感觉律师会因为可有可无,为尽快完成交易或减免工作量就不太上心。想听下大家意见,感谢!
- 2004年建,NHBC 10年有效期已过,这个应该不是很大问题吧?若是个问题,难道这也可以续?或是一般都如何解决呢。Homebuyer Report 也有提到,并给了如下的comments:
We would expect the property has been built with a normal NHBC ten year certificate or equivalent however this may now have expired. It is important the benefit of this certificate is transferred with the property. As far as we are aware there are no other valid guarantees running with the property.
- Homebuyer Report 中唯一的评级3 的是Service-Electricity. 基本上是surveyor说 he rated it as 3 because the electrics have not been serviced/tested and they should be tested every ten years, however he did not note any significant defect superficially when inspected. 建议vendor出示certificate 确认一切正常及下次检测时间。
我的问题是,如果vendor就是没有做过检测,要求vendor来做,而非我接手之后做,是合理要求吧?此certificate对使用 or 出租 or 转卖是否都是法律 要求的必备?
