求助: Search里面出现的问题,completion certificate, surface water,太阳能电池板,等等。

新手买房,问题较多,先谢谢大家的建议了。

第一个问题是卖家没有completion certificate,但是提供了local authority 的电子邮件确认信 (“We are unable to provide a copy of the completion certificate however please take this email as written confirmation that (地址略去) was completed by building control on 14.11.2013.)。问我们的律师,他说这也可以接受。确实不放心的话,律师建议我买个 indemnity insurance。 想问问这个completion certificate 必须要纸版的吗,还是这个email就可以。

第二个问题关于Drainage and water enquiries,里面有一条写到“Your surveyor should check the surface water drainage arrangements at the property because it does not appear surface water drains to the public sewer.” 没有看明白这个应该怎么处理。

第三个问题跟第一个问题相关,房顶上有两块太阳能电池板。The solar panels heat the hot water only. They do not pay out under any feed-in tariff. The seller has lost or never received the MICS certificate for the panels (if there was any) but they confirm they were installed as part of the original house construction and are thus covered under the building regulations for the construction. 这个有问题吗。

最后一个问题关于MATTERS BURDENING THE PROPERTY,想问问下面几条有没有问题。
The property is subject to the following incumbrances:
3. A prohibition against building more than 40 dwellings on the estate appears to have been breached however I am satisfied this was sufficiently long ago and with no action taken for it not to be a concern;
4. Rights for the beneficiary under a 2013 transfer to enter onto the land to alter service media routes, erect scaffolding and enforce compliance with the restrictive covenants; (这一条没有看明白)
8. No satellite or aerial until all dwellings on the estate have been sold (但是现在房子上有个接受电视信号的锅);

第二个问题,现在盖新房或者做extension,surface water都不允许排到public sewer,排进去才是个问题,surface water都是在花园地下挖个soakpit排到里面。

多谢成龙大哥!那这个问题就不用担心了。按照你的建议,我们做了homebuyer report,也没有说这个surface water的事情。

那个completion certificate 的问题成龙大哥怎么看啊?那个email 能当做certificate用吗,不放心啊。

如果building control发过certificate,只是没有copy了,那就应该没问题吧。
