Hello everyoe, sorry that I can’t type Chinese on my cellphone.
We recently bid for one flat, price is accepted by vendor.
We just noticed that the size of flat is inconsistent between floorplan provided by agent (54 sqm) and govt energy efficiency document (says 50 sqm).
Why such a difference exists? And where we can find the reliable info before moving forward?

4 sqm sounds small, but it is almost 10% of total size, and we are buying in a very expensive area (price per sqm is quite high).
Our bid price is already accepted. Not sure whether this is an eligible reason to re-negotiate the price (we paid 2% of full bid as incentive to make it off the market).
Anyway, we will bring this question to agent tomorrow.
Maybe some parts (e.g. cupboard, bathroom) are not included in energy efficiency document.
Maybe you can measure yourself to check the accuracy of floorplan.
