External crack damage to gable wall and rare elevation.

This is to certify that, as required by our terms of appointment, we have appraised the property as regards to the above damage, which in our professional opinion has been caused by:
Clay shrinkage subsidence exacerbated by the nearby vegetation.
Property stabilisation measures:
The following remedial action of: Removal of the oak tree, followed by a period of monitoring to confirm stability.
Superstructure Repairs/Redectoration.
Repair work has been undertaken to the property. The work consisted generally of:
Internal crack repairs and re-decoration ot the dining room and conservatory.
External crack reparis which consisted of raking out mortar joints along the line of cracks to 19mm deep. Repointed using a gauged mortar to a net pointed finish.
