急问，survey report 说房子的这段话，影响我们房子的价值吗？如果很严重的话，我就不敢买了！多谢啦！

Underpinning would not be an uncommon factor within this locality. Shrinkable
clay subsoils are present and such subsoils can be affected by drainage faults or
tree root growth disturbance.

I recommend that a drains test is carried out with CCTV camera to ensure that
there are no continuing leaks occurring which might lead to undermining of the
foundations.

It should be ensured that the risk of building movement is fully covered by the
building’s insurance policy.

surveyer 为了cover 自己的责任，报告都会比较严重。这个地区都有的问题，个人觉得不是很重要。你可以和surveyor 讨论这个问题。可能drainage比较老，有漏的可能。

in my opinion there has been some movement of the building. There are 1-2mm
wide cracks in the flank wall. There are also 1mm wide cracks in the rear wall.
The internal floor levels are also out of level consistent with movement in the
ground.

The rear ground floor room is out of level by around 30mm. This is consistent
with around 30mm of movement in the rear corner of the party wall.

地基经过underpin，而且说可能是下水道的问题。地基的问题可大可小，这个东西你得和专业人员讨论，坛里可能没有这方面的专业人员。

如果是我，我是不会买的，当然如果特别便宜那不一样。

我们基本上决定了不买，因为这对自己来说是太大的一笔钱，如果到时候房子真的有什么问题的话，那就不是现在的损失啦！
好不容易看好了一个房子，现在又要开始看房了。
