跟中介准备签订12个月的租房合同，中介发来邮件说：“It is a condition of your tenancy that six months rent is to be paid in advance. After six months if the landlord agrees to renew your tenancy you will be required to pay another six months rent or be referenced again at your own cost.”
我的理解是：6个月以后要是房东同意继续租给我们，我们就继续付房租。如果不同意，我们就还要自己再出一次reference fee。但是我们签订的是12个月的合同，为什么六个月以后还要房东同意呢？？

不是 如果不同意 - 意思是如果房东同意了续租 有可能要求你再给reference 如果reference要收费 也是你自己应出的费用。
那就是说6个月以后房东同意续租，我就要再多交一次reference fee？？这个reference fee包括check 我的credit 之类。。。？？
no。只有同意了以后 而且是在房东要求的情况下
那这不是对租客有点不公平嘛。。房东说要，我就得交？？
对。但你可以选择不租。
你这个租房条件很奇怪，估计这房专门租学生或者流动人口的，以前拖欠房租跑人的不少⋯⋯
搞不懂，要6个月房租的原因应该是因为没有reference那还要reference fee。
房东提条件你们也可以提条件，六个月以后如果还要reference fee那你就要求安月交房租。

Thank you for your email about the contract. As I understood, the reason for asking us to pay 6 months rent in advance is that we do not have adequate reference. Therefore, the reference fee does not service any purpose. After 6 months, if you insist on the reference fee, it is only fair we pay rent monthly after 6 months.
重新看了一下agent的邮件，他是说六个月以后或者要reference或者是一样一次性交6个月房租，二选一，这样算正常了。
那个是新房子，估计以前没租出去过。。。

有道理，就是要强悍点~~~哈哈
建议不要一下子交6个月房租。万一房子有什么问题，你钱都很难拿回来。比如，你住了2个月，发觉漏水。最好每个月交房租。
