看中一个Flat,目前正在走律师程序。我们的律师还算是比较负责,但可能就是速度不是很快。在论谈里也经常看到大家说律师速度慢,需要不停的催才行。刚刚中介也在跟我们说类似问题,让我们要不断地催我们的律师。
但我个人感觉,买方的律师应该要保护买方的利益,包括他们做的各项search,还有Review合同之类的。我不希望因为我们一直催促,让律师方面比较被动,万一出点纰漏啥的,损失的还是我们自己。其实从选定律师到现在还不到1个月的时间,他们的效率整体还可以。
但我第一次买房,完全不懂。不是道是否是过于担心?难道律师们走的都是过场,快点慢点无所谓?其实应该多催催律师,让他们尽快完成?早完早住进去?
based on experience, typically from making an offer to completing the contract would take approx 2-3 months depending on various factors (mortgage / valuation etc), dont be nervous. Searches takes a fixed time, if you are dealing with a leasehold + management company it would usually take even longer since your solicitor needs to go over the accounts first to ensure that the previous owner have paid off all the fees. Also if you have any queries (land ownership, car parking, easement kinda stuff that would require further check on the plans etc) it would be appropriate to allow your lawyer sufficient to check.
At the end of the day your lawyer acts on your behalf so its in your interest to allow him / her sufficient time to do a proper job. Dont forget: it is in the solicitor’s interest to complete ASAP without wasting their own time. Just keep in touch with them would be sufficient.
