The property is served by a single brick chimney stack. Mortar pointing and brickwork are generally sound. The flashings are intact and there are no signs of any leaks internally. However, signs of movement were noted to the side face at high level and this could be become serious in the future. You should therefore ask an appropriate professional to inspect the stack and provide you with a report now (see section J1 Risks). Condition rating 3.
I am unable to comment on the condition of the cement at the top of the stacks as this could not be viewed from ground level. It is not unusual to find such cement fillets are defective and so repairs should be anticipated.
The main walls of are of traditional solid brick construction. They were found to be plumb within accepted tolerances and mortar pointing is generally satisfactory. However, a number of spalled (broken) bricks were noted particularly at high level to the side elevation and, ideally, these should be cut out and replaced. Also, movement of brickwork was noted to the front bay at low level, and whilst this is unlikely to be progressive, you should ask an appropriate professional to inspect the bay and provide you with recommendations including removal of the adjacent shrub. Signs of movement were also noted above the rear first floor windows but, again, this does not appear to be serious and is likely due to the installation of modern plastic window units. The cracking should be filledin as part of routine maintenance.
A radiator is provided to the conservatory and this contravenes building regulations and
ideally should be removed. Also it appears to have leaked (see section G4). Conservatories are generally required to have a separate heating system to that serving the main dwelling.
A textured coating has been applied to the walls. This material may contain small quantities of asbestos fibre. The general use of asbestos ceased in the mid 1980’s and it is possible that the age of this textured coating predates this. It is therefore recommended that it is not worked or sanded in any way that could release fibres. Further advice from an appropriately qualified asbestos contractor, to confirm whether the material contains asbestos fibres, is advised
The garage is of single skin brick construction with a concrete floor beneath a timber framed and monopitched roof. It is served by a metalupand over vehicle door to the front and a timber personnel door to the rear. It is generally in fair condition only and there are a number of significant repairs required including:
broken/leaking roof panels and flashings
dampness/repointing to brick walls
repair/redecoration of all internal & external joinery
Repairs should be undertaken now (see section J1 Risks). Condition rating 3.
The roof coverings are likely to need replacing in their entirety and you should budget for this. They are predominantly of corrugated asbestos cement and care must be exercised when handling or disturbing this type of material due to associated health risks.
