求助!请问这种房子能买吗?

房东是asset management company,房产中介说房子是 being sold on behalf of a client.

然后我出了个offer,中介的回复是The company have come back to me to say that they are happy to accept the offer of £XXX subject to a 21 day exchange deadline. You must instruct your solicitors and pay for searches and mortgage valuation within 24 hours (Monday at latest as it is Friday today).
Please also note that as it is a company sale the property will remain on the market until day of exchange. Your offer will be available for other buyers to see online as it goes to public notice but only the price – none of your personal details will be displayed.

还要在21天之内exchange, 24小时之内付钱做search跟估价。。。

请教大家这种房子能买吗,后续走程序在律师那跟普通的房子一样吗,还是会很麻烦,如果很麻烦现在就想withdraw offer了。

现金买还可以试下,贷款没戏。最讨厌邮件里带MUST。之前群里的大佬也提过,房子还在市场上,随便有个人出价比你高你前期的投入就打水漂了。所以给你设个21天也是提醒你快点结束省得被人抢哦。英格兰的市场上一点都不保护买家。但如果房子位置好低价又抢手的话你也没办法。。。

需要贷款的话,跟银行advisor或 broker什么的如果已经联系好,需要的材料已备好,表格大致填妥,只差正式申请,那应该来得及
律师的话一定要确认21天能Exchange才接你的Case,需要付加急费吗
如果council那边回复local search慢的话,律师应该也很难控制
一般4-5个星期能办好算快的了,21天好紧张啊

现金买的话,可以,非现金的话,基本上没戏。

公司持有的房产卖基本都这样,确实不合理,不过你要是喜欢而且offer被接受了,你可以跟中介要求secure这个房子不要带人再看,这样虽然房子还在market上,但是别的买家约不到看,也没什么问题的,你就接着办手续就行了,最好就直接让中介给你推荐律师和贷款,这样中介会极力促成你这笔交易。前提是这房子就这一家中介代理。
