夫妻共有房屋出租,去年各50%一切都正常
2018-2019还是格50%,不知道为什么填写完报税表出来的结果不仅有2018-2019年度全年的税款,还要再交2019-2020上半年的。
问题2019年4月已经通知税务局今后的房租收入重新分配,律师完成了分割,也邮寄的这个表格Declare beneficial interests in joint property and income (form 17)
但是现在报税还是按照50%收取19-20的税,也取消不了,哪位有经验的帮忙解答一下,谢谢
有可能表前面部分的accounting method那里选择错了。

If you know your tax bill is going to be lower than last year, you can ask HM Revenue and Customs (HMRC) to reduce your payments on account. You can do this either online or by post.
To reduce your payments on account online
Sign in to your online account.
Select the option to view your latest Self Assessment return.
Select ‘Reduce payments on account’.
To reduce your payments on account by post
To apply by post send form SA303 to your tax office.
就算付了也是可以退回来
谢谢,昨天在推特上问的税务局,答复就是交今年头半年的。
肯定是可以只交上一年的,应该是表里什么地方选择不适合。
昨天税务局的回复在下面,按字面的理解是交两次,我也问了个朋友也是出租房报税完成的,他也说是交两次。

Payments on account
‘Payments on account’ are advance payments towards your tax bill (including Class 4 National Insurance if you’re self-employed).
You have to make 2 payments on account every year unless:
your last Self Assessment tax bill was less than £1,000
you’ve already paid more than 80% of all the tax you owe, for example through your tax code or because your bank has already deducted interest on your savings
Each payment is half your previous year’s tax bill. Payments are due by midnight on 31 January and 31 July.
If you still have tax to pay after you’ve made your payments on account, you must make a ‘balancing payment’ by midnight on 31 January next year.
你可以不选择“payment on account”的啊。
19-20的税是提前交的 1月31号前交一半的然后7月31号之前交一半,税额跟18-19的税一样。到时候填19-20的tax return之后多退少补。

确实是这样的,好像今年系统改了,必须要预交一部分19-20年的税了。但是你可以claim reduce payment on account,建议reduce到原来的十分之一,也不要reduce到0
去年报税的时候似乎是不用交payment on account.
可以减少到零的吧。预交税本来就不是要求的,只是为了budgeting的方便而已。
我以前每年都不预交,所以今年的表就完全没有这个选择项。
想借用宝地问下版主,如果是夫妻二人共有房屋,如果出租的话,收益能算在一人名下吗?这样最大化避税

当然你可以吧房子产权和受益比例重新分配一下,参考form 17。
我去年也没交,但是今年就让我交了。我觉得是欠的税到了一定数量,以及self assessment填晚了的话就要交了
早早的start那个form,然后慢慢的再填。
如果是一人一半,是不是夫妻双方各要填一份self assessment? 感觉好麻烦,spending 的bill也要各上传一次吗?
都要填,做了一个,另外一个照着做不就简单了。
