请问一下大家,签购房合同前,是否可以请水电师傅到房屋处做检测?
我们做的Survey报告里,给出的关于水、电、和煤气方面的“The Risks of the Building”,说是缺少以下的certification:
Gas - Service and Safety Test Certificates
Heating - Servicing Safety Test
Water Heating - Service and Safety Test
房子是2013年建的,请问一下大家,上面提到的这些certification都是需要卖家提供的吗?
如果说卖家从来没有做过这些检测,我们是否有必要在签合同签进行检测?
另外房屋报告里还提到了厨房的water stopcock stuck了,这个有没有必要在签合同前找维修中心quote?
Survey报告里关于这几项的具体陈述如下:
Gas:Although visually there is no evidence of damage to visible pipework, it is important to establish that the installation does not pose a safety risk. An inspection should be carried out now by a Gas Safe registered engineer as a precautionary measure.
Water:Water stopcock is based under the kitchen’s sink, I cloud not open and close the stopcock as it was stuck, a plumber needs to inspect the stopcock valve.
Heating:The heating installation should be inspected and serviced annually by an appropriately qualified person who is Gas Safe registered engineer. There was no evidence of the last boiler inspection certificate.
Water Heating:There is no evidence of recent check, you should arrange for an inspection and servicing by a qualified Gas Safe registered engineer or ask for the latest boiler inspection certificate. Boiler has to be inspected annually by a Gas Safe registered engineer.
