能不能把现在的房子送给孩子?反正以后也是她的。这样的话我们再买一个就是唯一的住房,是不是能省印花税?而且赠予超过7年的话,好像孩子不用交遗产税。

是的,但是你要想好一个问题就是,你确保你的孩子懂事,不会拥有因为这额外财富做一些一些负面的事情

是的,孩子我很放心所以想早点把房子给她,如果现在不给她,以后她买房我们还是要帮她的,还不如现在给她,我们还可以省点印花税。当然我也考虑到她以后配偶的问题,因为英国不保护婚前财产的。但不可能什么都考虑到啊。

也不是很大,700K,主要还有就是万一过几年想卖,第二套房会有capital gain tax 的问题,但是卖唯一的房子就不会有这个税,到时候虽然是以孩子的名字卖的,但我们还是有支配权的。

赠予孩子,孩子这方不用交CGT,父母需交房子买来和赠予之间市值差价的CGT,但是因为是父母的唯一房产,所以也不需要交CGT。

遗产税的话,父母活够7年就不需要交一分钱,不够7年按比例递减。

如果就一个孩子,可以把房子放到trust里面,孩子和自己做受益人有居住权/收益权,自己或其他亲属做受托人有支配权,这样就避免了不肖子孙卖祖产或离婚被分财产的风险。

至于你们后来买的那套房产,等你们两个死了以后再作为遗产传下去,因为有allowance所以也没多少遗产税可交。

你那个逻辑上讲得通吗?临死前一秒钟转移财产一分税不用交,而死后遗产就要收全额?死前死后差一秒就是一个天和一个地的差别吗?:rofl::rofl:

大部分人都是老死病死的,照你的说法这个遗产税是收了个寂寞了,大家都等自己快咽气的时候把字签了就好了,还需要研究怎么逃遗产税?

的确是啊,但是你有能力或是有胆量给吗?房子自己不用住?贷款还清了吗?自己仅有的房产早早给了孩子不怕不肖子孙把你踢出去老无所依?孩子再亲也是别人,财产给出去了就收不回来了,没个几套房子在手谁敢随便送一两套给孩子?

我没看出来first time buyer有什么用处,现在是买第二套房,stamp duty好高,楼主打算把现在唯一一套房产赠予子女,自己再去买第一套房,这样stamp duty按首套征收

不行的了

为什么不行呢!过户了,名下都没房子了
