valuation出来了,有几个问题。希望大家不吝赐教。

房子比较老是1950年的semi-detached,我把这个general observation发上来,大家看一看,给我点建议。

It should be noted that coverings to flat roofs often have a limited life and can be prone to failure, repairs to be expected. Elements of the property appear to be in poor condition having regard to its age and type of construction. works of repair, maintenance and renewal are required.
Some properties in the area are affected by deleterious materials in the sub floor fill, although there is no visible evidence of this problem within the subject property. the presence of asbestos is suspected in flues/cowls and floor coverings. Other asbestos components maybe present in a house of this age. Airborne fibres of asbestos are hazardous to health and disturbance or removal of this material requires special precautions. Advice should be obtained from a licensed specialist contractor before undertake such work.

因为我们装修的预算有限,针对与这些问题,我自己也有一些疑问。

1.屋顶是必须要修缮的么?还有大概修个屋顶要多少钱?(之前没有计划这一块儿,不是很清楚这块儿是必须的么?)

  1. 只是说怀疑有石棉,我们是不是要去做个检测, 有的话就把石棉给拆了? 大概要多少?

3.valuation的估价和我们的出价是一样的,我们给过offer之后,还可以和卖家再议价么?(不懂,轻拍。)

我买房子会尽力避免买有flat屋顶的房子,修起来太麻烦。
我一般绝不会碰有石棉的房子,不值得拿生命换大米,清干净了可以,清不干净呢?

有太多维修工作要做,很便宜吗?石棉移除很贵,可以用这个砍价。

也不便宜,位置好一点

这房子还有其他tick box的地方吗?如果非他不可, 就多砍点价下来。

别的没有,银行的估价和我们的出价是一样的。估计很难再降了。
