OpenRent, 前提是你的房子抢手不愁租并且你清楚房租应该开价多少。
如果没有经验,第一年找中介吧,有经验以后自己管。
full management 就是个坑,浪费钱。
letting only就够了。多找几家,本地的收费少。
我问过中介,只发广告收费400+vat, (当然你可以去gumtree发免费广告,但我觉得房客不靠谱)。online中介 OpenRent只收49镑,连合同都做好,押金都帮你放在DPS。当然要自己show房子。
谁要openrent 开户,我来推荐。大家都有一次免费广告机会。

成龙大哥,但是如果第一次中介找到的这个full management的房客,一直续租,就只能还是继续签full management 的合同了 是不? 除非下次签了新房客,提前说好是怎么个management的形式才好。
让房客和中介说不续了,你也和中介说不租了,然后你不就和房客自己谈了嘛。
不敢这么干啊 。现在看起来房客都还蛮好的。真要是换成自己直接跟房客谈,我还是很担心的。

我还是希望中介collect rent, 都不太想要直接参与。。。哎。

do you have good expericence with Open Rent, do you use free service or 10% full management? thanks
quite a good experience for me, £49 for advertising and contract drafting, my property was let out after the first viewing. I did not use the free service as it only advertise your property on places like rightmove for 3 days ( but it feels that 3 days should be enought for me). I am not aware that OpenRent does any management service ( is it new?), but I would not use it anyway, the whole point of using open rent is to cut the agency fee! I quite like the opportunity to meet prospective tenants while doing the viewing as well.
有啊,可以选只接受credit check过了的租客,OpenRent直接向租客每人收£20然后结果发给你
