房客说交不起这个月的房租，我该怎么办？

如题，我将房客的邮件转发给了中介，中介没理我。
唉，疫情当下，大家都不容易，政府在这方法有专门的补助渠道吗？

补充一下，房子是交给中介打理的，按理说应该中介给我出主意，疫情期间估计中介没有及时看邮件。
房客是一家人（小孩目前已经初中了），葡萄牙人，男的之前是消防员（消防员也停发工资吗？），女的家庭主妇，租房5年多了，人也很好，把房子打理的也很好，还自掏腰包全屋刷墙一次，对于这个房客我是非常满意的。

你把房客的信贴出来让大家看看？ 关键想看看房客写信的语气，评估一下房客写信时候的心理。几种option可以给房客自己选择。

很多人都有80%的工资补贴，就说只能优惠20%。或者让房客证明没有收入。

没有收入不是不给房租的理由。如果以后房客每次失业就不给房租就不好了。
可以考虑让房客拿押金顶了这个月房租，然后自行搬家吧
或者把这个月房租分摊到下面几个月的房租里。
再或者房东心软一点，就说临时帮忙房客多过难关，就此一次。
不知道楼主的房客为人处事是怎么样的，知己知彼才好想对策。。

交不起让他以后补，白字黑字写清楚，或者让他尽量交一部分，其余的以后补给你，想免费住那就想好对策赶人吧。有困难找政府。政府明明有补贴或福利可以申请的

现在确实有rent homiday的政策，可以考虑直接按官方政策走。rent holiday只是暂时不交或少缴，后面几个月是要补回来了，整体双方都没有损失。万一房客赖着不走不交房租的才是真麻烦，因为疫情期间政府先保护访客，房主无法进行eviction.
看平时房客交租的信用记录吧，信用好就尽量体谅一下，商议双方损失最低的办法。信用和相处关系不好的想办法让搬走吧。但是要想好近期找房客也不是很好的时间。

我都是买押金保险20多英镑那种，押金一直在我手里。。不知道其他房东如何管理押金。 一般收价值5周的rent作为押金。

这里怎么出主意也都没用，主要还是房东跟房客去交涉，看看房客是什么意思，房东也别太被房客容易拿捏在手里，不然以后房客得寸进尺。

第三方机构有两种服务，一种是保险，一种是免费看管押金。我都是买押金保险的，在第三方机构登记房东房客的信息，出示certificate， 房客也会收到一份。

保险要23英镑。。 {:5_139:} 我主要是不喜欢钱进入我账号，我再转出去，把账号里面的transaction维持到越简单越好，这是我个人选择。如果房客不给房租，那我写一个用押金代替房租statement让房客给我签字然后搬家。我不会给房客免费住的，这样的房客太没诚意，以后不必再继续合作。

你房客主要想试探你的态度，可以看出你房客一家没有想搬走的意思，通过以往你对你房客的看法，老赖的可能性非常小。 你可以写信表明你的态度。可以先 强硬一点， 然后双方交涉，你再退让一小步，你房客应该就可以接受了甚至感激你。
我认为你不必焦虑。让房客跟着你节奏走，不要让房客牵着你走。 否则以后后患无穷。

疫情期间给些优惠吧。房客80%收入很多行业有小费和奖金。这些损失他们以后也补不起。扣除押金走程序也很麻烦。困难时期互相帮助，如果是长期房客会感谢在心底
